Buyer Frequently Asked Questions

How much do I need for a down payment in Victoria?
For properties under $500,000, the minimum down payment is 5%. For properties between $500,000 and $1.5 million, it's 5% on the first $500,000 and 10% on the remainder. Over $1.5 million, the minimum is 20%. First-time buyers may qualify for the BC First-Time Home Buyer program, which helps with the property transfer tax.
Can I buy a home in Victoria before I move?
Absolutely. Many of our clients purchase before they arrive. We offer virtual tours, video walkthroughs, and detailed neighbourhood reports. We can also arrange preview trips timed to show you the best options in person. For military and corporate relocations, we often work with your timeline to ensure your home is ready when you arrive.
What are closing costs in British Columbia?
Budget approximately 1.5% to 3% of the purchase price for closing costs. This includes the property transfer tax (which varies), legal fees, home inspection, appraisal, and title insurance. First-time buyers may be exempt from the property transfer tax on homes under a certain threshold. We provide a detailed cost estimate before you make an offer.
