Closest to the base. Walking distance for many personnel. Character homes and newer developments. Average home price: $780,000.

View Royal

Quiet residential area between Esquimalt and Langford. Easy commute and Thetis Lake access. Average home price: $850,000.

Langford

Best value for families. Modern homes, good schools, 20-minute drive to base. Average home price: $810,000.

Colwood

Home to CFB Hatley Park. Family-friendly with Royal Roads University nearby. Average home price: $800,000.

Average Commute

The commute to CFB Esquimalt varies by neighbourhood. From Esquimalt itself, it is a 5-10 minute walk or drive. From View Royal, expect 10-15 minutes. From Langford and Colwood, the commute is 20-25 minutes. From Victoria proper, allow 15-20 minutes. The base is well-served by BC Transit routes.

Housing Prices

Average home prices near CFB Esquimalt range from $780,000 in Esquimalt to $850,000 in View Royal. Langford offers the best value at around $810,000 for a family home. Things to Know Before Moving

  • BGRS benefits apply for CAF members. Andrew and his team coordinate with your BGRS coordinator to maximize your benefits.
  • The base has two main locations: HMC Dockyard in Esquimalt and CFB Hatley Park in Colwood. Check your posting location before choosing a neighbourhood.
  • House-hunting trips (HHT) can be arranged through BGRS. Andrew and his team will prepare a shortlist of properties before you arrive.
  • PMQs (Private Married Quarters) are available on base but waitlists can be long. Many families prefer to buy or rent off-base.
